• Floor Area: In both England and Wales, building regulations generally apply to outbuildings and garden rooms exceeding a floor area of 15 square meters, or 30 square meters if there is no sleeping accommodation.
• Sleeping Accommodation: If your garden room is intended for sleeping (e.g., a guest room), building regulations will apply regardless of the size.
• Boundaries: If the building is over 15 square meters, it must be positioned more than 1m away from any boundary or comply with non-combustible materials.

• Fire Safety: Fire safety measures like escape routes and compartmentation may be required, depending on the size and use of the building. Flame retardant coatings and fire stopping materials often also need to be specified to reduce the spread of flame.
