At Pod Space, our customers often asked if you can live in our Pods. The answer is yes, as we can work within UK legislation to ensure that they are built to the right building standards. Our Living Pods are perfect to be used as an additional living space in your garden, as we can add a bathroom a kitchen and even put in dividing walls if you would like a separate bedroom.

Annexes are classified as self-contained living units that can be built in your garden, providing you with a private and convenient space for a variety of purposes. Some people choose to extend their properties, but there are a whole host of reasons why one of our beautiful Living Pods could be the perfect alternative.

  • Planning permission: The rule of thumb is if you are going to sleep in it then you are likely to need it. However, we can manage your entire project from start to finish, including applying for planning permission on your behalf. We will also obtain any building regulation certificates that you need. Our Living Pods is compliant with all aspects of building regulations.
  • The size of your garden: You need to make sure that your garden is big enough to accommodate the annexe.
  • The purpose of the annexe: Will it be for guest accommodation, retirement living, or rental income?
  • Your budget: How much are you willing to spend on the annexe?
  • Council tax: It’s all dependent on who is using the annexe. If it is a relative, you may be entitled to a reduction or even and exemption on your council tax. Of course, regulations can change, so we would always recommend checking with your own council first.
  • The style: It all comes down to personal taste. At Pod Space we enjoy creating contemporary and timeless buildings that fit harmoniously into people’s homes and lifestyles.

Quality built in

At the core of our construction is a steel base with frameworks constructed from fabricated steel, timber and BBA certified fire resistant boards for protection and stability. Every panel is detailed by our design team and manufactured in our workshop for precision fit and finish. The roof is over-layed with a fully bonded high performance EPDM membrane.
High performance natural installation is packed into the panels to provide a typical U value of less than 0.18W/m2K. The air permeability is less than 2m3/h m2 at 50Pa. High levels of insulation, coupled with double glazing results in a typical acoustic rating of Rw 40dB (decibels). This compares favourably with a more 'traditional' masonry building.

Open jointed, FSC certified, premium grade Siberian Larch is standard with colour matched aluminium panels and trims, individually fabricated to suit your design. We have other options such as Charred or UV coated larch. Contemporary Zinc coated rainwater goods complete the finish.

Durable, thermally broken commercial grade aluminium frames to the windows and doors. The slimline profile is colour matched to the building and finished with energy efficient double glazed safety glass. Trickle vents provide background ventilation and ironmongery is also colour matched. High security kitemarked locks with multiple locking points.

A fully programmable thermostat controlled under floor heating system is standard with an option for sustainable energy Air Source Heat Pump which can heat or cool the space. We can also offer options for mechanical ventilation systems. Lighting is low energy recessed LED spotlights. We install data points which can be connected back to your network through cat 6 cabling.

White plastered walls with recessed skirting boards provide a clean and contemporary interior finish. Flooring is engineered oak but we also have options for other timber floors or a hard wearing vinyl to wet areas. We can customise the interior of your Pod with a mini kitchen or shower room and we work with our clients through the design stages to plan in additional structural support for mounting of specialist equipment.

We are a national company and are happy to fit your new Pod across England, Scotland and Wales.

If you are going to sleep in it, the likelihood is yes. We have a great team on hand though to help you through the process. If you want to read more information yourself, there is a handy guide on the Planning Portal website.

A 1m gap is preferable and we will liaise with you to ensure that we can access your property and work around any potential boundary issues.

We will supply a plan for your foundations which would typically be a concrete raft, or if site conditions are suitable then we can specify other foundations systems such as screw piles.

We will show the service connections on the foundations plan and we’ll make arrangements for connection in to the Pod building. Your groundworks team will be responsible for connections to the mains feeds.

Our Pods are built with longevity in mind. Much more stable than typical garden rooms, our Living Pods (and in fact all our Pods) use only the best materials and construction methods. Read more on our page here.

We have some standard sizes that are ideal for our construction details but the upper limit on size is mostly determined by the size of your garden. Some of our Living Pods have been over 12m wide!

Absolutely, we will work with you to maximise the space and give you a great practical layout.

We offer a fully finished interior with lighting, sockets, painted plastered walls and ceiling and luxury timber flooring. For a Living Pod we would also typically include a shower room and kitchen area. If studio living suits your lifestyle then we can offer open plan but we’re more than happy to partition interior spaces to add in a separate bedroom.

We can have your building delivered to site and fully installed within three weeks but the exact timescales will be dependent upon the size and specification of the building.
